Brookhill Road & Seamount Road refurbishment advances

Plans to refurbish 18 properties owned by Ramsey Town Commissioners in Brookhill Road and Seamount Road, Ramsey are advancing.

Working in partnership with the Department of Local Government and the Environment through which funding of public sector housing is supported the Commission has submitted a petition to the department for approval to borrow a sum of money not exceeding £1,039,976.00, repayable over a 15-year period, to cover the internal and external refurbishment costs.

The houses were constructed around 1949/1950. Earlier schemes to provide central heating, new external doors, cavity wall insulation and upgrade loft insulation were undertaken in the knowledge that further refurbishment works would follow. The proposed refurbishment scheme, for which planning consent has been received, will include:

  • Re-roofing, including roofing timber repairs where necessary;
  • External render and dash finish, including replacement sub sills;
  • Replacement of steel lintels to ground floor windows;
  • Replacement of all eaves, fascias, rainwater goods, soil stacks, etc, with uPVC components;
  • Replacement of kitchens and bathrooms;
  • Rewiring.

Of the six tenders received that submitted by N.K.Joinery Limited was accepted, the design team of Dalrymple Associates, Magee & Co and Holmes Grace Limited considering it ‘reasonable, very competitive and representing good value for money'.

Work on the site is expected to begin in May 2010 with completion anticipated in July 2011. Arrangements have been made to relocate tenants while work is carried out in their homes.
